How to Size a Ductless Mini Split

Mini-split sizing benchmarks by room size

Mini-splits are sized in BTU per hour, and standard indoor heads come in fixed increments: 9,000, 12,000, 18,000, 24,000, 30,000, and 36,000 BTU. As a starting point, plan on roughly 18–25 BTU per square foot depending on climate. Use this table as a sanity check against the calculator above:

Ductless sizing is per zone, not per house

Unlike central systems that size for the whole home and lose capacity through ductwork, a mini-split head conditions the exact space in front of it with no duct loss. That means you size each head to a single room or open area, not the whole building. Why oversizing a mini split hurts

It is tempting to round up to the next head size "just to be safe," but an oversized mini-split satisfies the thermostat too fast and shuts down before it pulls moisture out of the air. That short-cycling leaves the room cold and clammy, wastes energy, and shortens compressor life. Inverter-driven mini-splits modulate better than single-stage central units, but they still perform best when matched to the actual load rather than deliberately oversized.

Cold-climate models change the math

Standard mini-splits lose heating output as it gets colder outside. In cold northern regions, specify a cold-climate (hyper-heat) heat pump engineered to deliver rated capacity down to -13°F or lower, and confirm the manufacturer's capacity at your design temperature — not just the nameplate rating at 47°F. Sizing for the heating load, not just cooling, often drives the equipment choice in cold climates.

Single-zone vs. multi-zone systems

  • Single-zone: one outdoor condenser and one indoor head — ideal for a single room, addition, or open area.
  • Multi-zone: one outdoor condenser feeding two or more indoor heads, each with its own setpoint — best for conditioning several rooms independently.
  • Split a large open space into two zones when the load climbs past roughly 24,000–30,000 BTU for more even comfort.
  • Match total head capacity to the outdoor unit's rated capacity so the system is neither starved nor oversized.
