Start with your home's conditioned floor area (exclude garage and unconditioned spaces) and pick the climate zone closest to your location. Climate zone is the single biggest driver of load — a 2,000 sq ft home in Phoenix requires nearly 70% more cooling capacity than the same home in Minneapolis.
Set stories, ceiling height, and insulation quality
Multi-story homes have more exterior wall area and slightly higher loads. Taller and vaulted ceilings increase air volume. Insulation quality is the most controllable variable — a well-insulated Energy Star home needs 15% less capacity than a code-minimum build of the same size.
Configure window area and orientation
Windows are the primary source of solar heat gain in summer. Homes with more than 15% of floor area in glass — especially on south- and west-facing walls — carry a measurable cooling penalty. If you recently upgraded to low-e windows, select "low" to reflect reduced solar gain.
Enter occupants and air infiltration
Each additional occupant beyond two adds approximately 600 BTU/hr to the cooling load from body heat and activity. Air infiltration (how tight or leaky the home is) affects both heating and cooling loads. New construction with spray foam insulation is typically tight; homes built before 1990 with no air sealing work are usually leaky.

How Manual J Differs from Rules of Thumb
It accounts for climate design temperatures
The old 500 BTU/sq ft rule uses a national average. Manual J uses local outdoor design temperatures — typically the 99th percentile for heating and the 1% dry-bulb for cooling. This alone can shift the load 20–40% compared to a rule-of-thumb estimate.
It models window heat gain by orientation
A west-facing window in Phoenix receives 800% more solar radiation on a summer afternoon than a north-facing window of the same size. Manual J applies SHGC (solar heat gain coefficient) and orientation adjustments per window — not a blanket multiplier.
It differentiates insulation by assembly
Rather than a single "good" or "poor" label, Manual J uses U-factors for each wall, ceiling, floor, and window assembly. Homes with R-60 attic insulation but uninsulated crawlspaces get modeled accurately — something a rule of thumb can never capture.
It captures occupant and internal gains
ACCA Manual J accounts for people, lighting, and appliances as internal heat sources. A family of five with a commercial kitchen island generates substantially more internal load than two occupants in the same footprint — affecting both system sizing and zoning decisions.
It separates latent and sensible cooling
In humid climates, a significant portion of the cooling load is latent (removing moisture) rather than sensible (lowering temperature). Manual J separates these loads. An oversized system cools quickly but runs too short a cycle to adequately dehumidify — leading to the clammy house complaint.
It is required by most building codes

What is the BTU per sq ft rule of thumb and why is it inaccurate?
The common "500 BTU per sq ft" shortcut ignores climate, insulation, windows, and occupants — all of which can swing load by 30–50%. A well-insulated home in Seattle needs 18–20 BTU/sq ft; a leaky 1970s home in Phoenix may need 35+ BTU/sq ft.
Does this calculator include duct losses?
